Both phases completed on 31 March 2026, roughly six months after their 29 September 2025 target. Construction on both started on 23 August 2022.

Our reading of two sourced figures: The Malta 1 four bedroom and five bedroom townhouses launched at the same rate per sqft, AED 770 in both cases. DAMAC appears to have priced the Malta townhouse book flat by area rather than at a premium for the larger unit. No other cluster in the data set shows that.

Same footprint, three clusters

Malta's five bedroom townhouse is 3,376 sqft, identical to Mykonos and within one square foot of Ibiza at 3,377 sqft. Malta's four bedroom is 2,273 sqft, identical to Ibiza and within 0.44 percent of Mykonos at 2,283 sqft.

Malta to Mykonos: an increase of exactly 40.0 percent over roughly 11 months.

Our reading of sourced figures: Over the same eleven month window, DAMAC's four bedroom townhouse launch price rose 40.0 percent while its five bedroom rose 24.2 percent. Both started at the same rate per sqft in May 2022, AED 770 for each. By May 2023 the four bedroom was asking AED 1,073 per sqft and the five bedroom AED 957. The entry product moved faster than the larger one.

These are three different clusters with different themes, layouts, finishes and positions in the master community. What makes the comparison unusually close is that the registered built up areas are within one square foot on the five bedroom and within half a percent on the four bedroom.

The Ibiza figures are DAMAC published starting from prices. The Malta and Mykonos figures are the lowest launch prices recorded in the Dubai Land Department registry. The two are close in meaning but not identical.

These are launch prices, not repeat sales of the same home. They show what DAMAC asked over time, not what any individual property did.

Rates are calculated from the launch price and the registered built up area for that cluster. Monte Carlo has no published built up area for its four bedroom, so no rate is shown.
