The project
Malta is the Mediterranean themed, learning and play led cluster in DAMAC Lagoons, Dubailand. Two phases, 1,884 homes, the largest cluster in the master community, both sold out and both delivered in March 2026. This site is an independent marketing portal and is not official DAMAC.
Malta is the largest cluster in the data set at 1,884 homes across two phases, ahead of Costa Brava at 1,049, Morocco at 1,025, Nice at 1,003, Santorini at 845, Ibiza at 836 in one project, and Monte Carlo at 424 in one project. Malta 1 alone, at 1,517 homes, is larger than any other complete cluster.
Delivery record
Both Malta phases completed on 31 March 2026, roughly six months after their 29 September 2025 target. Construction on both started on 23 August 2022.
Sales opened before construction started on both phases, by three months on Malta 1 and by three weeks on Malta 2. That is unlike Ibiza and Monte Carlo, where the registry records construction starting before the cluster's own sales launch.

Two phases
Malta 1 has 1,517 homes. Malta 2 has 367 homes. Cluster total: 1,884 homes. Construction on both phases started on 23 August 2022. Target completion for both was 29 September 2025. Actual completion for both was 31 March 2026. We publish the mix by bedroom count only, from 4 to 7 bedrooms.
The project description on some platforms refers to 3 bedroom townhouses at Malta. No 3 bedroom units appear in the Dubai Land Department typology records for either phase. We publish the range the registry supports.

The registry records 89 Malta 1 homes across two rows with no bedroom count and no built up area. We publish them as a single separate row rather than distributing them across the known types. Checked 6 September 2026.

The registry records some Malta homes as villas and others as townhouses. At Malta the two carry slightly different sizes, 2,220 against 2,273 sqft at four bedrooms and 3,314 against 3,376 at five, which is different from Santorini and Costa Brava where the two classifications carried identical sizes. We publish both recorded sizes because both are sourced. We do not publish a villa and townhouse unit split. The DAMAC floor plan sheets and cluster plan legend confirm two townhouse codes, LTH-4D-M and LTH-5D-E. Larger unlabeled footprints appear on the cluster plan beside the lagoon and are not named in the legend, so we do not invent villa layout codes for them. Checked 6 September 2026.

Ground: garden, patio, living and dining, kitchen, laundry and storage, guest bedroom with bathroom, main entrance, carport. First: master bedroom with walk in closet, master bathroom and balcony, two further bedrooms, bathroom, terrace. No second level and no maid's room on the supplied drawing.
LTH-5D-E
3,376 sqft. Ground, first and second.
Ground: garden, patio, living and dining, kitchen, laundry and storage, powder room, guest bedroom with bathroom, main entrance, carport. First: master bedroom with walk in closet, master bathroom and balcony, two further bedrooms, bathroom, terrace. Second: extra bedroom with bathroom, maid's room with maid's bathroom, terrace.
The maid's room and the extra bedroom appear on the five bedroom end unit only. The four bedroom middle unit is two storey. This is the same entry versus mid tier split seen at Costa Brava, Nice, Santorini, Ibiza and Mykonos.
Floor counts come from the DAMAC drawings per unit type. LTH-4D-M is two levels and LTH-5D-E is three. We do not publish a project level floor count.
In the LTH townhouse codes the numeral is the bedroom count, so LTH-4D-M is a 4 bedroom and LTH-5D-E is a 5 bedroom. The cluster letter for Malta is D. Villa codes use a trailing cluster letter, but the middle segment is a product designation and not the bedroom count. Townhouse codes follow LTH, then the bedroom count, then a cluster letter, then E for end or M for middle. Portofino uses BL prefixed codes instead. Always read the sheet title on a villa.

Ten sampled 7 bedroom villas, all 7,492 sqft built up area, on plots of 6,952 to 12,293 sqft. Nine of the ten fall between 6,952 and 7,876 sqft. One unit, P100, sits on 12,293 sqft and is a clear outlier.

Our reading of two sourced figures: The Malta 1 four bedroom and five bedroom townhouses launched at the same rate per sqft, AED 770 in both cases. DAMAC appears to have priced the Malta townhouse book flat by area rather than at a premium for the larger unit. No other cluster in the data set shows that.

Payment plans

Registered book
1,496 registered sale transactions (not homes), all time median AED 1.91 million. We are re checking the Malta all time transaction count against our source export. Malta contains more homes than any other DAMAC Lagoons cluster, and the count we hold is lower than the home count, which does not fit the pattern elsewhere in the community. The medians and the last 12 month figures are unaffected.

Location
Malta sits within DAMAC Lagoons in Dubailand, opposite DAMAC Hills, accessed from Hessa Street. The brochure places residents within minutes of Mohammed Bin Zayed Road, Emirates Road and Al Khail Road. The two phase coordinates place Malta across the central and south western part of the master community.
