Where Nice 2 stands today

Nice 1 completed on 31 July 2026, 12 months after its original target of 29 July 2025. Nice 2 has not completed. The latest inspection report puts construction at 83.88 percent, and expected completion is 31 July 2027, which is 24 months after the same original target.

Both phases were sold on the same payment plan, which places 50 percent of the purchase price at handover. Nice 2 buyers who bought at launch reached the end of the construction linked instalments in around June 2024, roughly 37 months before the current expected handover date.

Nice 1 launch buyers reached the end of the construction linked instalments in around June 2024, roughly 25 months before the 31 July 2026 handover.

Both phases share the same sales start (20 December 2021), the same construction start (28 February 2022), the same original target (29 July 2025), and the same 15 / 35 / 50 launch payment plan. Nice 1 is recorded as sold out and completed. Nice 2 is recorded as sold out while still under construction at 83.88 percent. Developer stock is fully allocated; the buildings in Nice 2 are not finished.

Our arithmetic: 1,423 registered sale transactions against 1,003 homes is roughly 1.42 transactions per home since sales opened in December 2021.

Rate comparison: The 4 bedroom townhouse launched at AED 746 per sqft in December 2021. The cluster's registered median rate over the last 12 months is AED 1,081 per sqft. The two are not like for like, because the second spans every unit type in the cluster rather than the 4 bedroom townhouse alone.

Homes and layouts

Townhouses and villas, 4 to 6 bedrooms

Four types across 4 to 6 bedrooms. The cluster plan legend and the PropertyMonitor typology agree exactly.
The roof level and the maid's room appear on the 5 bedroom and 6 bedroom types only. The 4 bedroom townhouse is two storey in the supplied drawings and has no maid's room.
5 bedroom sizes differ by phase: Nice 1 runs 2,300 to 2,944 sqft, Nice 2 runs 2,944 to 3,262 sqft.

Named plan feature

The art room

The art room is presented by DAMAC as a dedicated creative space referencing the artistic and cultural heritage of France. It is the Nice equivalent of Costa Brava's Adrenaline Room. Unlike Costa Brava, the Nice drawings do not show an Adrenaline Room. The roof level on the Nice 5 bedroom types is a conventional bedroom, bathroom and terrace arrangement.

Design

Design and interiors

French Riviera and Cote d'Azur inspired. Rendered facades in warm ochre, terracotta and apricot tones with green louvred shutters, pergolas and bougainvillea, drawn from the Old Town of Nice.

Interiors, as DAMAC describes them: vintage and contemporary dovetailed, with natural light flooding the interiors, wooden accents and soft white hues.
