The Nice launch payment plan in full. 13 milestones, 15 percent deposit, 35 percent in build, 50 percent due on completion.
This was the launch payment plan for a cluster that is now sold out. Resale purchases do not follow it.
Headline: 15 / 35 / 50. Same plan on both phases. Totals: 15% deposit, 35% during construction, 50% on completion. There was no post handover plan.

DAMAC note: the booking amount or EOI is 5 percent, and the balance of 10 percent down payment plus 4 percent DLD, being 14 percent, is payable within 30 days.
Construction status
Where Nice 2 stands today
Nice 1 completed on 31 July 2026, 12 months after its original target of 29 July 2025. Nice 2 has not completed. The latest inspection report puts construction at 83.88 percent, and expected completion is 31 July 2027, which is 24 months after the same original target.
Both phases were sold on the same payment plan, which places 50 percent of the purchase price at handover. Nice 2 buyers who bought at launch reached the end of the construction linked instalments in around June 2024, roughly 37 months before the current expected handover date.
Nice 1 launch buyers reached the end of the construction linked instalments in around June 2024, roughly 25 months before the 31 July 2026 handover.

- Both phases are recorded as sold out, so developer stock is not available. Nice trades on the resale market. Nice 1 was completed on 31 July 2026 and Nice 2 is still in construction.
