Portofino Prices at DAMAC Lagoons
Portofino launched at AED 1,700,000 for a four bedroom, the same figure DAMAC held across its first three cluster releases from late 2021 into 2022.
These are March 2022 launch prices and registered transaction values, not current asking prices. The cluster is sold out and was delivered in March 2026.

The registry records a lowest Portofino launch price of AED 1,500,000 but does not attribute it to a unit type. The lowest price attributed to a type is AED 1,700,000 for a four bedroom. The three bedroom, the five bedroom and most of the seven bedroom stock carry no recorded launch price at all.

DAMAC held the four bedroom at AED 1,700,000 across its first three cluster releases, from December 2021 to March 2022, then moved to AED 1,750,000 in May 2022. The rate per sqft stayed within a narrow band of AED 746 to AED 770 across all four. From late 2022 the figures move sharply, reaching AED 2,850,000 and AED 1,277 per sqft at Morocco in June 2023. These are launch prices for different clusters with different layouts and positions, not repeat sales of the same home, so the series shows what DAMAC asked over time rather than what any individual property did.
Registered transaction values
1,249 registered sale transactions (not homes), all time median AED 1.86 million. 1,249 registered sale transactions against 867 homes is roughly 1.44 transactions per home, which sits in the normal range across the community.
Last 12 months (28 April 2025 to 27 April 2026): 82 sales, median AED 2.88 million, rate AED 1,099 per sqft.

- Portofino is sold out and was delivered on 31 March 2026. It trades on the resale market. Developer stock is not available.
- How many homes are there in Portofino?
- 867, in a single project with no phases. 262 are three bedroom, 346 are four bedroom, 210 are five bedroom and 49 are seven bedroom.
- When was Portofino handed over?
- Portofino completed on 31 March 2026, nine months after its 29 June 2025 target. Construction started on 24 April 2022 and sales opened on 7 March 2022.
- How big are Portofino homes?
- Three bedrooms are 2,015 sqft, four bedrooms 2,211 sqft, five bedrooms 3,293 sqft and seven bedrooms 7,205 sqft. One seven bedroom unit is recorded at 12,319 sqft on a 10,854 sqft plot.
- What did Portofino homes launch at?
- The registry attributes AED 1,700,000 to the four bedroom and AED 7,300,000 to the seven bedroom, which work out at roughly AED 769 and AED 1,013 per sqft. It also records a lowest launch price of AED 1,500,000 without saying which type it belongs to.
- What was the Portofino payment plan?
- The registry records 15 percent deposit, 55 percent during construction and 30 percent on handover, with no post handover plan. That 30 percent is the third highest handover instalment in DAMAC Lagoons, behind Costa Brava and Nice at 50 percent. No DAMAC payment plan document has been published on this portal, so we do not show a milestone schedule.

- The DAMAC sheets and cluster plan legend confirm five layouts: BL-3-M, BL-4-M, BL-5-E, BL-VD1 and BL-V75. Bedroom counts run from three to seven. We attach registry sizes to the three and four and five bedroom codes. The two seven bedroom codes are published without an attached size until we can match them to the registry figures.
