Four bedroom launch prices across clusters

These are launch prices for different products in different locations, not repeat sales of the same unit.

Four bedroom townhouse launch prices as published by DAMAC or recorded in the Dubai Land Department registry, in the order the clusters opened for sale. Rates are calculated from the launch price and the registered built up area for that cluster. Monte Carlo has no published built up area for its four bedroom, so no rate is shown. Santorini is excluded because DAMAC published no launch price for it.

Monte Carlo FAQ

Is Monte Carlo at DAMAC Lagoons still available?
The Dubai Land Department registry records Monte Carlo as sold out, so developer stock is not available. It trades on the off plan resale market and the project has not completed.
How many homes are there in Monte Carlo?
424, all townhouses, in a single project with no phases. 300 are four bedroom and 124 are five bedroom.
When will Monte Carlo be handed over?
Monte Carlo has not completed. It is 86.38 percent built with expected completion on 31 December 2026, exactly 12 months after its 31 December 2025 target. It is the furthest advanced of the incomplete DAMAC Lagoons clusters we hold records for.
What did Monte Carlo homes launch at?
DAMAC advertised the four bedroom townhouse from AED 1.9 million and the five bedroom from AED 2.6 million. The registry records the precise lowest launch prices as AED 1,930,000 and AED 2,640,000.
What is the Monte Carlo payment plan?
20 percent deposit, 60 percent across construction and 20 percent on completion. Only 20 percent is tied to calendar dates, across four instalments to 12 months. The other 40 percent is tied to verified build milestones at 40, 50, 60, 70, 80 and 90 percent completion. There is no post handover plan and 4 percent DLD is payable in addition to the deposit.
How big are Monte Carlo homes?
The five bedroom townhouse is 3,397 sqft on a plot of roughly 2,368 sqft. The four bedroom sits on a plot of roughly 1,552 sqft, but the registry does not publish its built up area, so we do not state one.
