Venice Floor Plans at DAMAC Lagoons

Venice villa layouts from DAMAC's own drawings, six codes from the 4,066 sqft LV-4E through the 24,752 sqft LV-1000E with sheet title bedroom counts.

The DAMAC Venice cluster plan legend lists six layout codes: LV-1000E, LV-75E, LV-55E, LV-D1E, LV-3E and LV-4E. Six layout sheets appear in the DAMAC Venice brochure and floor plans PDF, which are identical files. Bedroom counts come from sheet titles. Room dimensions are not published.

All 425 homes are villas. The registry property type reads Villa for all units, the project type reads Villa, the typology table contains no townhouse row, and the sampled layout codes are LV villa codes. Four fields agree.

How to read a DAMAC Lagoons unit code

Townhouse codes follow a consistent pattern. LTH, then the bedroom count, then a letter identifying the cluster, then E for an end unit or M for a middle unit. LTH-5H-E is a five bedroom end unit in Ibiza. LTH-4D-M is a four bedroom middle unit in Malta. LTH-4J-M is a four bedroom middle unit in Mykonos. LTH-4K-M is a four bedroom middle unit in Morocco.

Villa codes work differently. The trailing letter is still the cluster, but the middle segment is a product designation and not the bedroom count. LV-1000E and LV-1000K are the same roughly 25,000 sqft six bedroom villa product, built in Venice and in Morocco. LV-3B is a five bedroom villa in Costa Brava while LV-3C is a six bedroom villa in Nice, because the 3 refers to the product and not the bedrooms.

Portofino is the exception in the current set. Its DAMAC sheets use BL prefixed codes such as BL-3-M, BL-4-M, BL-5-E, BL-VD1 and BL-V75, rather than a trailing cluster letter on an LTH or LV stem.

Cluster letters confirmed so far: A Santorini, B Costa Brava, C Nice, D Malta, E Venice, G Monte Carlo, H Ibiza, J Mykonos, K Morocco. Santorini's LV3 and LV4 carry no cluster letter, which appears to be an exception in the earliest cluster. Portofino uses the BL prefix instead.

Confirmed across nine trailing letter clusters plus Portofino BL codes, 6 September 2026.

A note on the unit codes

Venice uses LV villa codes that end in E, the cluster letter. Villa codes use a trailing cluster letter, but the middle segment is a product designation and not the bedroom count. Townhouse codes follow LTH, then the bedroom count, then a cluster letter, then E for end or M for middle. Portofino uses BL prefixed codes instead. Always read the sheet title on a villa.

Named feature rooms

The LV-1000E sheet names a game room. The LV-55E sheet names a gym and a multifunction room. No Adrenaline Room label appears on the Venice sheets.

The Dubai Land Department registry records Venice as sold out, so developer stock is not available. It trades on the off plan resale market and the project has not completed.
How many homes are there in Venice?
425, all villas, in a single project with no phases. 274 are six bedroom and 151 are seven bedroom. Venice is the only DAMAC Lagoons cluster with no three, four or five bedroom homes.
When will Venice be handed over?
Venice has not completed. It is 74.43 percent built with expected completion on 30 September 2027, exactly 24 months after its 29 September 2025 target. Sales opened on 23 May 2022 and construction started on 28 December 2022.
What did Venice villas launch at?
Six bedroom villas launched from AED 4,570,000, a price that attaches to the smallest six bedroom unit at 4,066 sqft, or roughly AED 1,124 per sqft. Seven bedroom villas launched from AED 9,980,000 for the 10,672 sqft LV-D1E layout, or roughly AED 935 per sqft. The largest layouts carry no attributed launch price.
Why does Venice have the highest prices in DAMAC Lagoons?
Venice carries the highest all time registered median in the community at AED 7.35 million and the highest last 12 month rate at AED 1,358 per sqft. It is the only cluster built entirely of six and seven bedroom villas, with no smaller homes in its transaction book to pull the median down.
