Venice Prices at DAMAC Lagoons
Venice six bedroom villas launched from AED 4,570,000 and seven bedrooms from AED 9,980,000, against a AED 7.35 million all time registered median.
These are May 2022 launch prices and registered transaction values, not current asking prices. The cluster is sold out.
6 bedroom villas from AED 4,570,000. That from price attaches to the smallest six bedroom unit at 4,066 sqft, which works out at AED 1,124 per sqft. No price is attributed to the larger six bedroom layouts, including the 24,752 sqft LV-1000E.
7 bedroom villas from AED 9,980,000. That from price attaches to the smallest seven bedroom unit at 10,672 sqft, which works out at AED 935 per sqft, and that is the LV-D1E layout.
The largest layouts, including the 24,752 sqft LV-1000E, carry no attributed launch price in the registry.

LV-1000 across Venice and Morocco
The LV-1000 six bedroom villa product appears in two clusters. Venice's LV-1000E is 24,752 sqft and Morocco's LV-1000K is 25,012 sqft, a difference of 1.05 percent. DAMAC published a launch price of AED 29.2 million for the Morocco version on its price sheet, and the registry records AED 31.2 million and AED 32.4 million against it across the two Morocco phases. No launch price is attributed to the Venice version in the registry.
Venice has no four bedroom product, so it does not enter the four bedroom launch price series used on other price list pages. That series lives on the Portofino price list. For the Morocco LV-1000 product, see Morocco prices.
Registered transaction values
580 registered sale transactions (not homes), all time median AED 7.35 million. Last 12 months (28 April 2025 to 27 April 2026): 70 sales, median AED 7.13 million, rate AED 1,358 per sqft.
Venice carries the highest all time registered median in DAMAC Lagoons at AED 7.35 million, and the highest last 12 month rate at AED 1,358 per sqft. The product data explains why. Venice is the only cluster with no three, four or five bedroom stock, so its transaction book contains only six and seven bedroom villas.

- Is Venice at DAMAC Lagoons still available?
- The Dubai Land Department registry records Venice as sold out, so developer stock is not available. It trades on the off plan resale market and the project has not completed.
- How many homes are there in Venice?
- 425, all villas, in a single project with no phases. 274 are six bedroom and 151 are seven bedroom. Venice is the only DAMAC Lagoons cluster with no three, four or five bedroom homes.
- When will Venice be handed over?
- Venice has not completed. It is 74.43 percent built with expected completion on 30 September 2027, exactly 24 months after its 29 September 2025 target. Sales opened on 23 May 2022 and construction started on 28 December 2022.
